Window Sash Replacement in the Capital Region

The sash is the moving part of a window, the frame that holds the glass and slides or swings. The window frame is the fixed part attached to the house. They fail on different schedules, and when the sash go first while the frame is still solid, you have a middle option that a lot of homeowners never hear about.

Quick answer

Sash replacement keeps your existing window frame and replaces only the moving parts. It costs $250 to $700 per window, sits between a repair and a full replacement, and is the right call when the frame is sound but the sash are failing.

A sash replacement kit provides new sash plus a new jamb liner and balance system, installed into your existing frame. You get new glass, new weatherstripping and working balances without disturbing the interior trim, the exterior capping, or the wall around the opening. It is less invasive than a full replacement and typically less expensive.

This is also the standard approach on historic double hungs, where the frames are often old-growth wood in excellent condition and only the sash have deteriorated.

When sash replacement is the right middle option

  • Sash are rotted or the joints have opened, but the frame and sill are solid
  • Glass has failed in multiple sash of the same window
  • Balance system is worn out and parts are no longer available
  • Weatherstripping is gone and cannot be replaced on the existing sash
  • You want new glass performance without disturbing interior trim
  • Historic frames worth keeping with sash that are past restoration

Sash kit versus full replacement versus repair

Three tiers, three different situations.

Historic sash: restore or replace

On a pre-1940 Capital Region home, the original sash are often made from old-growth heartwood that is denser and far more rot resistant than anything available new. If the joints are tight and the wood is sound, restoration with new weatherstripping and a low-E storm is usually the better answer and it is what historic review boards prefer. Where restoration stops making sense is when the bottom rails have rotted through, the mortise and tenon joints have opened and racked, or the sash have been repaired with filler repeatedly. At that point the labor to bring them back exceeds the cost of a sympathetic replacement sash, and we will tell you when you have crossed that line.

How the project runs

  1. 1

    Inspect the frame carefully

The entire premise is that the frame is sound. We probe the sill, jambs and header before recommending this route.

  2. 2

    Measure for the kit

Sash kits are built to the existing frame opening. Measurements have to be exact at multiple points.

  3. 3

Remove old sash and parting bead

Old sash, stops and parting bead come out. Interior casing stays in place.

  4. 4

    Install jamb liners

New jamb liners with integrated balances are fitted into the existing frame.

  5. 5

    Set new sash

New sash clip into the liners. Operation, tilt function and locks are tested.

  6. 6

    Reinstall stops and seal

Interior stops go back, perimeter is sealed, and the window is checked for square operation.

What a sash kit gives you

  • New sash with modern insulated low-E glass
  • New jamb liners with integrated balance system
  • New weatherstripping on all four sides
  • Tilt-in cleaning function on double hungs
  • Interior trim left undisturbed
  • Exterior capping and siding left undisturbed
  • Original frame and sill retained
  • Modern locks and hardware

Frequently asked questions

What is the difference between sash replacement and window replacement?

Sash replacement changes only the moving parts plus the jamb liners, working inside your existing frame. Window replacement removes the sash and frame together and installs a complete new unit. Sash replacement is less invasive and keeps your interior trim and exterior capping untouched, but it only works when the existing frame is in good condition.

How much does sash replacement cost?

Typically $250 to $700 per window installed, which sits between a repair and a full replacement. The variation comes from size, whether it is a double hung or a casement, and the glass package you select.

Can I get sash for an old window if the manufacturer is gone?

Often yes. Universal sash kits are built to your measured opening rather than to a manufacturer part number, which is exactly what makes them useful on older windows where original parts no longer exist. For historic wood windows, sash can also be custom milled to match the original profile.

Does sash replacement improve energy efficiency?

Substantially, because you get modern insulated low-E glass and new weatherstripping on all four sides. The one thing it does not address is the frame itself and the perimeter air seal around the frame, so if the original installation was leaky at the perimeter, that leak remains. We check for that before recommending this route.

Will sash replacement damage my interior trim?

No, and that is one of its main advantages. Only the interior stops come off, which are small removable strips, and they go back on afterward. Your casing, apron, stool and any decorative millwork stay exactly where they are. On a home with original plaster and detailed trim, this matters a lot.

How long does it take to replace sash?

Usually thirty to sixty minutes per window once the kits are on site, so a full house is typically a single day. Lead time to get the kits built to your measurements is generally two to four weeks.
