Window Glass Replacement in the Capital Region

When glass breaks or fogs, the window around it is usually fine. Frames last decades. Hardware lasts decades. Sealed glass units are the component that fails first, and they are designed to be replaceable.

Quick answer

Window glass replacement costs $150 to $600 per sash for an insulated unit and $75 to $250 for single pane. If the frame and hardware are sound, replacing just the glass is far cheaper than replacing the window and takes one to two weeks for a custom unit.

We handle both kinds of glass work. Broken glass, which is usually storm debris, a ladder, a stone from a mower, or a break-in, and failed seals, which show up as permanent haze or moisture trapped between the panes.

For residential glass we are typically pulling the sash, taking it out to have the unit made to exact size, and reinstalling. For commercial storefront glass we work on site. Either way, if the opening is open we secure it the same day.

When glass replacement is the right fix

  • A pane is cracked, chipped or fully broken
  • Haze, film or visible moisture sits between the two panes
  • The glass has a permanent cloudy patch that does not wipe off
  • Mineral deposits have etched the inside surface of the sealed unit
  • You want to upgrade to low-E or tempered glass in an existing sash
  • You want obscure or frosted glass for a bathroom or entry sidelight

What glass replacement costs

Price is driven by size, glass type, and whether the sash can be removed and taken to the shop or has to be glazed in place.

Glass typeTypical per-sash costLead time
Single pane, wood sash$75 to $250Often same visit
Standard insulated unit$150 to $4001 to 2 weeks
Insulated with low-E and argon$220 to $5501 to 2 weeks
Tempered insulated unit$300 to $6502 to 3 weeks
Obscure or decorative$200 to $6002 to 3 weeks
Commercial storefront pane$400 to $1,2001 to 3 weeks

Should you match the old glass or upgrade it?

If you are replacing a failed unit anyway, the labor is identical whether the new glass is basic or high performance. The upgrade to low-E with argon typically adds sixty to a hundred and fifty dollars per sash and it is the cheapest performance improvement available to you, because you are already paying for the removal and reinstall. The one caution is matching appearance. Low-E has a very slight reflective difference, so on a facade where the new pane sits beside older clear units, we will point out whether it will be noticeable from the street.

How the project runs

  1. 1

    Secure the opening

If glass is out, we board or film the opening the same day so the house is closed up and dry.

  2. 2

    Measure the unit precisely

Insulated units are made to exact dimensions and thickness. A sixteenth of an inch matters, so we measure the removed unit, not the opening.

  3. 3

    Order to spec

We match the original thickness, spacer, and glass package, or upgrade it to low-E if you want the performance improvement.

  4. 4

    Install and reglaze

The new unit is set on setting blocks, glazed in, and the stops or gaskets are reinstalled.

  5. 5

    Clean and verify

Unit cleaned, operation checked, and the sash rehung and locked.

Frequently asked questions

Can you replace just the glass in a window?

Yes, in almost every case where the sash and frame are sound. Insulated glass units are a replaceable component. We remove the sash, measure the failed unit precisely, have a new one built, and reinstall. The frame, hardware, trim and exterior finish are all untouched.

How long does it take to get replacement glass?

Standard insulated units take one to two weeks. Tempered, laminated and decorative glass take two to three weeks because they are made to order with additional processing. Single pane glass for a wood sash can often be done on the first visit. We secure any open opening immediately regardless of lead time.

Is it cheaper to replace the glass or the whole window?

Glass is substantially cheaper, typically a third to a half of the cost of a full window replacement, as long as the frame and hardware are in good shape. If the frame is rotted, the balances are failing, and the seals are going, you are repairing a window that has other problems queued up, and replacement is the better spend.

What is tempered glass and when do I need it?

Tempered glass is heat treated so it breaks into small dull pieces instead of sharp shards. Code requires it in specific locations: within 24 inches of a door edge, in large low panes near the floor, and near tubs, showers, stairs and landings. If your broken pane was tempered, the replacement has to be tempered too, and you can usually see a small etched stamp in the corner confirming it.

Can fogged glass be cleaned or defogged instead?

There are services that drill the unit, clean it, and install a vent. It removes the visible fog but it does not restore the argon fill or the seal, so the insulating performance stays degraded and moisture can re-enter. For a window you plan to keep, replacing the unit is the real fix.

Do you handle emergency board-up for broken glass?

Yes. Getting the opening secured and weathertight is the first priority, especially in winter or before a storm. We board or film the opening, then measure and order the permanent replacement.
