Sliding Door Repair in the Capital Region
A sliding patio door that has become a two-handed operation is one of the most common calls we get, and it is also one of the most over-diagnosed. A lot of homeowners are told they need a new patio door when they need two rollers and half an hour.
Most sliding door problems are rollers or track damage, not the door itself. Roller replacement runs $200 to $450 and track repair runs $100 to $400. Replace the door only when the glass has fogged, the frame has racked, or the frame is uninsulated aluminum.
The mechanics are simple. The operating panel rides on a pair of roller assemblies at the bottom, running in an aluminum track. The rollers wear, they collect grit, and they eventually flatten or seize. When that happens the panel drags on the track instead of rolling, which takes more force to move and also grinds the track down further.
We will tell you honestly whether you have a repair or a replacement, and we quote both when it is a close call.
What we repair on sliding doors
- Door is hard to slide or takes two hands
- Door jumps, catches, or feels gritty as it moves
- The panel has dropped and drags on the track
- The lock no longer lines up with the keeper
- The handle is broken or pulls loose
- Weatherstripping at the interlock is missing or compressed flat
- The track is dented, bent or worn through
- The screen is off its rollers or torn
Repair cost versus replacement cost
The gap is large enough that it is always worth diagnosing before deciding.
| Issue | Repair cost | Replacement alternative |
|---|---|---|
| Hard to slide, worn rollers | $200 to $450 | $2,000 to $5,500 |
| Damaged track | $100 to $400 | $2,000 to $5,500 |
| Draft at the interlock | $120 to $300 | $2,000 to $5,500 |
| Broken lock or handle | $100 to $280 | Not applicable |
| Fogged glass, frame sound | $400 to $1,100 | $2,000 to $5,500 |
| Racked or corroded frame | Not repairable | $2,000 to $5,500 |
| Uninsulated aluminum frame | Not repairable | $2,000 to $5,500 |
The maintenance that prevents most of this
Sliding door tracks collect everything that comes in off a deck: grit, sand, pine needles, salt in winter. That debris acts like sandpaper between the roller and the track, and it is responsible for the majority of premature roller failure we see. Vacuum the track twice a year, spring and fall, and wipe it clean. Do not grease it. Grease attracts more grit and makes the problem worse. If you want a lubricant, use a dry silicone spray on the track, not oil or white lithium grease. Five minutes twice a year adds years to the rollers.

How the project runs
- 1
Diagnose the actual cause
We lift the panel, check the roller condition, inspect the track along its full length, and check the frame for square.
- 2
Quote repair versus replacement
If the frame is sound and the glass is clear, repair is almost always the better value and we say so.
- 3
Remove the panel safely
Patio door panels are heavy and the glass is tempered. Panels come out with two people and proper handling.
- 4
Replace rollers and service the track
New tandem rollers, track cleaned and trued, or a track cap installed over a damaged section.
- 5
Rehang and adjust
Panel reset, rollers adjusted so the panel is plumb and the interlock meets evenly, lock realigned.
- 6
Reseal
Interlock weatherstripping replaced where it has compressed flat, which is usually the actual source of the draft.
Common sliding door repairs
- Tandem roller assembly replacement
- Track cleaning, truing and track cap installation
- Full track replacement where the original is destroyed
- Interlock and perimeter weatherstripping replacement
- Lock, keeper and handle replacement
- Foot bolt and auxiliary security lock installation
- Anti-lift blocks in the head track
- Insulated glass unit replacement for fogged panels
- Screen roller replacement and rescreening

Frequently asked questions
How much does it cost to fix a sliding glass door?
Roller replacement runs $200 to $450, track repair runs $100 to $400, and weatherstripping runs $120 to $300. Compare that to $2,000 to $5,500 for a replacement door and it is clear why diagnosing first matters. Glass unit replacement on a fogged panel runs $400 to $1,100.
Why is my sliding door so hard to open?
Almost always the rollers. They wear flat or seize, and then the panel is being dragged along the track rather than rolled. The second most common cause is grit packed into the track. Both are inexpensive to fix. If the door has also dropped so the top corner gaps, that is the same problem at a later stage.
Can a bent sliding door track be fixed?
Usually yes, with a track cap. That is a metal insert that fits over the damaged section of the original track and gives the rollers a clean, true surface to run on. It is far less expensive than replacing the door frame and it works well as long as the underlying frame is straight.
Is it worth repairing an old aluminum patio door?
For operation problems, sometimes, if you are not ready to replace it. But understand what you have: an uninsulated aluminum frame conducts cold straight through, and no amount of roller or weatherstrip work changes that. If the door frosts over and sweats every winter, repair is a stopgap and replacement is the actual fix.
Can you replace just the glass in a patio door?
Yes, when the panel frame is sound. A fogged patio door panel has a failed insulated glass unit, and that unit can be measured and replaced while keeping the frame, rollers and hardware. It runs $400 to $1,100 depending on size, versus thousands for a whole new door.
My patio door lock will not catch. Can that be fixed?
Yes, and it is often a symptom rather than the problem. When rollers wear, the panel drops and the lock no longer aligns with the keeper in the jamb. Adjusting the rollers to raise the panel frequently restores the lock alignment on its own. If the lock mechanism itself is broken, it is a straightforward replacement.
