Window and Door Questions, Answered

The questions we get most often, answered the way we would answer them on the phone.

Quick answer

26 answers covering cost, permits, egress code, historic district review, repair versus replacement, and how windows actually perform in a climate that crosses freezing about a hundred times a winter.

Cost and quotes

How much does window replacement cost in the Capital Region?

Expect $450 to $1,400 per window installed, with most whole-house projects between $8,000 and $26,000. Frame material, glass package, opening condition and whether it is an insert or a full-frame replacement are the four things that move the number.

How much does an entry door cost installed?

Steel runs $1,200 to $2,600, fiberglass $1,800 to $4,500, and wood $2,500 to $6,000, all including removal, sill pan, insulation, trim and hardware. Adding sidelights pushes the range to $3,000 to $7,000 because the opening has to be widened.

Is the estimate free?

Yes. In-home measures and written quotes cost nothing and carry no obligation, anywhere in our four-county service area. We do not charge a trip fee for estimates.

Why do quotes from different companies vary so much?

Because they are usually not quoting the same thing: different frame materials, different glass packages, insert versus full frame, capping included or not, trim included or not, and different warranty terms. Ask everyone for the same itemization and the quotes usually converge.

Can I replace windows in phases?

Yes, and there is nothing wrong with it. Doing the whole house at once saves roughly five to ten percent through a single mobilization, but doing the worst eight this year and the rest in two years is a perfectly sensible plan.

Repair versus replacement

Can a foggy window be fixed without replacing the whole window?

Usually yes. The fog is in the sealed insulated glass unit, which is a component inside the sash. It can be measured and replaced while keeping the frame and hardware, typically $150 to $600 per sash versus $450 to $1,400 for a full replacement.

Why will my window sash not stay up?

The balance has failed. It is the mechanism in the jamb that counterweights the sash, and they wear out after roughly fifteen to twenty-five years. It is one of the cheapest window repairs, typically $75 to $250, and parts are often available even for older units.

Should I repair or replace old wood windows?

Repair if the wood is sound and the joints are tight, because old-growth sash are denser and more rot resistant than anything milled today. Replace when the bottom rails have gone soft or the mortise and tenon joints have opened. Most older houses have a mix of both.

My sliding door is hard to open. Do I need a new one?

Almost never. Hard operation is nearly always worn rollers or grit in the track, both of which are repairable for $100 to $450 against $2,000 to $5,500 for a replacement door. Replace when the glass has fogged, the frame has racked, or the frame is uninsulated aluminum.

Is it worth repairing a thirty year old window?

It depends on the frame, not the age. A thirty-year-old window with a sound frame and a failed balance is absolutely worth a seventy-five dollar repair. The same window with a soft sill and a racked frame is not.

Code, permits and historic districts

Do I need a permit to replace windows?

Not for a same-size replacement in most Capital Region municipalities. You do need one to enlarge an opening, to cut a new one, or to install an egress window. Historic district properties may need separate review regardless of size.

What are the egress window requirements in New York?

Every sleeping room needs an emergency escape opening with at least 5.7 square feet of net clear opening, a minimum 24 inch clear height, a minimum 20 inch clear width, and a sill no more than 44 inches above the finished floor.

Can I use vinyl windows in a historic district?

Usually not on street-facing elevations in Albany, Troy, the Schenectady Stockade or Saratoga Springs review areas. Rear elevations often have more latitude. Restoration plus storm windows is the path that most reliably gets approved.

Does my basement need an egress window?

Only if there is a sleeping room down there. A finished basement used as a family room or office does not require one under the residential code, though some municipalities require one for any habitable basement space.

Does my garage to house door need to be fire rated?

Yes. Code requires a fire-rated separation between an attached garage and living space, and under current New York code that door must also be self-closing and self-latching. A hollow-core interior door in that opening is a violation.

Performance and cold climate

What U-factor should I look for in upstate New York?

Lower is better, and the ENERGY STAR Northern climate zone threshold is the benchmark to ask about since it is set for heating-dominated climates. Ask for the whole-window U-factor of the specific unit quoted, not the center-of-glass figure.

Are triple pane windows worth it here?

The energy payback alone usually does not justify it in the Capital Region. The stronger cases are noise, on a busy road or near the Northway, and exposed cold sites such as properties below the Helderberg escarpment.

Will new windows lower my heating bill?

By roughly ten to fifteen percent of the heating portion when replacing single pane or failed double pane units. Attic air sealing and insulation typically deliver more per dollar, and we will say so during an estimate even though it means a smaller job for us.

Why do my windows sweat on the inside?

Indoor humidity is higher than the glass surface temperature can tolerate. It is a humidity issue more than a window issue, though better glass raises the surface temperature and reduces it. Exhaust fans and easing off a humidifier are the first things to try.

Why is there condensation on the outside of my new windows?

Because they are working. Less heat is escaping to warm the exterior glass, so it drops below the outdoor dew point on cool mornings and collects dew the way a car windshield does. It clears as the sun comes up.

Working with Sundog

Can you replace windows in the winter?

Yes, and winter often has the shortest lead times. Each opening is out and back in within thirty to ninety minutes and only one opening is ever open at a time. The genuine limit is extreme cold combined with wind, where sealants will not cure, and we reschedule those days.

How long does a whole-house window project take?

One to two days for ten to fifteen insert replacements. Two to four days for full-frame replacements or for older homes with masonry openings and trim that needs care. City rowhouses take longer than suburban houses.

What happens if you find rot when you pull the old window?

We stop and show you. Minor sill rot is usually repaired the same day and included. Structural rot in the header or framing becomes a change order with its own written price before we proceed. We never cover rot back up.

Do you install windows the homeowner supplied?

Yes, on a labor-only basis, provided we can confirm the unit is the right size and configuration for the opening before install day. We cannot warranty a product we did not supply, but the installation carries our workmanship warranty.

Are you insured?

Yes. Sundog Window and Door Installation operates as Mastaba Homes LLC and is fully insured. Current certificates of insurance are available on request, and we are happy to send one before you commit to anything.

What areas do you serve?

Albany, Rensselaer, Schenectady and Saratoga counties, from our office in Troy. Nearer towns get faster scheduling and support smaller jobs. Outer areas we prefer to batch with other work in that region.
