Garage Door Installation in the Capital Region

A garage door is usually the largest single element on the front of a house, often covering more of the facade than the front door and windows combined. It is also, on an attached garage, a large part of the building envelope. Both of those are reasons to spend a little more than the builder-grade default.

Quick answer

Garage door installation costs $1,200 to $2,400 for a single door and $1,800 to $4,500 for a double, installed with new tracks, springs and hardware. Insulation matters if the garage is attached or heated, and R-value is the number to compare.

The installation itself matters as much as the door. Tracks have to be plumb and parallel, springs have to be sized to the actual weight of the door you chose rather than the one the last installer had in the van, and the opener force has to be reset afterward. A door installed with the wrong springs will wear out its own hardware and the opener.

We install new doors in existing openings, doors in new construction, and replacements where the old door has been damaged past repair.

When to replace rather than repair

  • Multiple panels are dented, split or rotted
  • The door is wood and the bottom panel has rotted from road salt and snow
  • The door is uninsulated on an attached or heated garage
  • It has been repaired repeatedly and something else fails every year
  • It is a single skin steel door that flexes visibly when it moves
  • It has no insulation and the room above the garage is always cold
  • The door has been hit by a vehicle and the tracks and frame are bent
  • You want the front of the house to look different, which is a legitimate reason on its own

Insulation: when R-value actually matters

An insulated door costs a few hundred dollars more and it is worth it in three situations and not especially in the others. If the garage is attached and shares a wall or a ceiling with living space, insulating the door reduces how hard that shared boundary has to work, which shows up directly in the comfort of a room above the garage. If the garage is heated at all, it is essential. And if you use the garage as a workshop in a Capital Region winter, it changes whether the space is usable. On a detached, unheated garage used only to park a car, the R-value buys you very little and the money is better spent on a heavier gauge steel skin. Compare R-value honestly, though: some manufacturers quote the R-value of the insulation material rather than the whole assembly, which is a meaningfully different and more flattering number.

Measuring: the four numbers that decide what fits

Opening width and height are the obvious two. The three that catch people out are headroom, sideroom and backroom. Headroom is the space between the top of the opening and the ceiling, and a standard torsion setup needs roughly twelve to fifteen inches. Less than that needs a low headroom track kit, which exists but has to be specified. Sideroom is the space each side of the opening for the vertical track, usually three and a half to five inches. Backroom is the depth into the garage, which needs to be the door height plus about eighteen inches. Older detached garages in Troy, Albany, Cohoes and Watervliet frequently fail one of these, which is exactly why we measure rather than quote from a photograph.

Ranges reflect typical Capital Region projects and are for planning only. Every Sundog quote is written, itemized, and free.

How the project runs

  1. 1

    Measure the opening

Width, height, headroom above the opening, sideroom each side, and backroom into the garage. Low headroom needs a different track system.

  2. 2

    Choose door and insulation

Material, panel style, window options, colour, and R-value based on whether the garage is attached, heated or neither.

  3. 3

    Order

Standard sizes and colours run one to three weeks. Custom sizes, colours and carriage house styles run three to six.

  4. 4

    Remove the old door

Old door, tracks and springs removed and hauled away. Springs are unwound safely rather than cut.

  5. 5

    Install

New track set plumb and parallel, sections stacked and hinged, springs sized to the actual door weight and wound to spec.

  6. 6

    Balance, connect and test

Door balanced by hand, opener reconnected and force and limits reset, safety reverse and sensors tested.

What a Sundog installation includes

  • Removal and disposal of the old door, track and springs
  • New galvanised track and all hardware, not reused
  • Springs sized by calculation to the weight of your specific door
  • Nylon rollers on ball bearings rather than plain steel, for quieter operation
  • New bottom seal and perimeter weatherstrip
  • Opener reconnected, force and limits reset
  • Safety reverse tested against an obstruction and photo-eyes verified
  • Manual balance test at several heights
  • Full cleanup and haul-away
  • Manufacturer warranty registration

Frequently asked questions

How much does a new garage door cost installed?

A single insulated steel door runs $1,500 to $2,400 installed and a double runs $2,300 to $4,200, including removal of the old door, new track, new springs sized to the door, and hardware. Uninsulated is less, carriage house and wood are more.

How long does garage door installation take?

Four to six hours for a standard single or double replacement in an existing opening. Add time for a non-standard opening, a low headroom track kit, or if the framing around the opening needs repair. Lead time to get the door is one to three weeks for standard and three to six for custom.

Do I need an insulated garage door?

If the garage is attached to the house, heated, or used as a workshop, yes. If it is detached, unheated and only used to park a car, the R-value buys you very little and the money is better spent on a heavier steel gauge. Ask whether a quoted R-value is for the whole assembly or just the insulation material.

Can you install a garage door in an older detached garage?

Usually, and it is common work in Troy, Albany, Cohoes and Watervliet. The things that need checking are headroom, sideroom and backroom, which older garages frequently fail, plus the condition of the framing around the opening. Low headroom track kits exist for tight ceilings.

Do I need a new opener with a new door?

Not necessarily. A sound opener under about twelve years old can be reconnected, and we reset the force and limits for the new door weight as standard. You would replace it if it is old, fixed code, noisy, or underpowered for a heavier insulated door than the one it was set up for.

Do I need a permit to replace a garage door?

Not for a same-size replacement in most Capital Region municipalities. You would need one if the opening is being resized or the structural header above it is being altered. We tell you which category your project is in at the measure.
