Sliding Door Repair: Rollers, Tracks and What You Can Do Yourself
A sliding door that is hard to move almost always has worn rollers, a dirty track, or rollers out of adjustment. Roller replacement runs $200 to $450 and track repair runs $100 to $400, compared to $2,000 to $5,500 for a replacement door.
The most over-diagnosed problem in this trade is a sticky patio door. Homeowners are routinely told they need a new five thousand dollar door when they need two rollers and a vacuum.
Here is how to tell what you actually have, and what you can do yourself before calling anyone.
Try these first, in this order
- Vacuum the bottom track thoroughly, including the corners. Grit acts like sandpaper between the roller and the track and is responsible for most premature failure.
- Wipe the track clean and inspect it for dents or wear. Run a finger along it, feeling for high spots.
- Find the roller adjustment screws. They are usually at the bottom edge of the operating panel, at each end, often behind a small plug or cap.
- Turn each adjustment screw a quarter turn at a time, evenly, and test. Raising the panel lifts it out of a worn track groove and often restores smooth operation immediately.
- Check that the panel is plumb after adjusting, by looking at the gap along the jamb from top to bottom. It should be even.
- Apply a dry silicone spray to the track, never oil or grease, which attracts grit and makes the problem worse.
What each symptom means
| Symptom | Likely cause | Fix | Cost |
|---|---|---|---|
| Hard to slide, feels gritty | Debris in the track | Vacuum and clean | Free |
| Hard to slide, track is clean | Worn or seized rollers | Replace rollers | $200 to $450 |
| Panel drags at one end | Rollers out of adjustment | Adjust roller screws | Free |
| Panel jumps or catches | Damaged track section | Track cap or replacement | $100 to $400 |
| Lock will not engage | Panel has dropped | Adjust rollers to raise the panel | Free to $280 |
| Draft at the middle when closed | Interlock weatherstrip compressed | Replace weatherstripping | $120 to $300 |
| Fog between the panes | Failed glass seal | Replace the glass unit | $400 to $1,100 |
| Frost on the frame in winter | Uninsulated aluminum frame | Replace the door | $2,000 to $5,500 |
The track cap most people do not know exists
If the aluminum track has been worn through or dented, you do not necessarily need a new door. A track cap is a metal insert, usually stainless or aluminum, that fits over the damaged section of the original track and provides a clean, true running surface for the rollers. It is installed over the existing track and it costs a small fraction of what replacing the door frame would. It works as long as the underlying frame is straight and the track has not been crushed. This is one of the most useful and least known repairs in this trade, and it is a common reason a door that seemed unfixable is entirely fixable.
Maintenance that prevents most of this
Vacuum the track twice a year, spring and fall. That is the whole program, and it prevents the majority of premature roller failure we see. The track collects grit, sand, pine needles and winter salt from the deck, and that debris grinds between the roller wheel and the track surface. Once the track is worn, new rollers wear quickly too, so the damage compounds. Do not use grease or oil, which attract more debris. If you want a lubricant, use a dry silicone spray applied to a clean track.

Frequently asked questions
Why is my sliding glass door so hard to open?
Almost always worn rollers or grit in the track. Try vacuuming the track thoroughly first, then locate the roller adjustment screws at the bottom of the operating panel and raise the panel a quarter turn at a time. Those two steps fix a large share of sticky doors for free.
How much does it cost to replace sliding door rollers?
Typically $200 to $450 installed, which includes removing the heavy panel, replacing the tandem roller assemblies, servicing the track, and rehanging and adjusting the panel. Compare that to $2,000 to $5,500 for a replacement door and it is clear why diagnosing first matters.
Can a damaged sliding door track be repaired?
Usually, with a track cap. That is a metal insert that fits over the worn or dented section and gives the rollers a clean surface to run on. It costs $100 to $400 and works as long as the underlying frame is straight. It is one of the most useful repairs in this trade and very few homeowners know it exists.
Should I lubricate my sliding door track?
Only with a dry silicone spray, and only on a clean track. Never use oil, white lithium grease or anything sticky, because those attract grit and turn the track into an abrasive paste that destroys rollers. Cleaning matters far more than lubricating.
My patio door lock will not catch. Is that expensive to fix?
Usually not, because it is often a symptom rather than the problem. When rollers wear, the panel drops and the lock no longer aligns with the keeper in the jamb. Adjusting the rollers to raise the panel frequently restores lock alignment on its own, at no parts cost.
